The Adero Canyon project moved a step closer to reality with the Town Council approval of five plat requests at the Feb. 5 council session.
Developer MCO Properties made the requests as it works to get the land use documents in order for the project.
After approving a PAD plan along with other zoning considerations for the project last May the council approved the five additional requests with little discussion.
The council abandoned the original Eagle Ridge North master plat for the parcel of land nestled in the McDowell Mountains along the western edge of town.
As a follow-up to that the council approved a final master plat for Adero Canyon to cover the new development plan. The master plat covers 431.2 acres with mixed density residential development.
The council also voted to abandon the existing Eagle Ridge Drive right of way. This essentially follows the existing Jeep trail into the area. A new right of way is adopted with the new master plat.
The council action last week also approves final plats for two subdivision parcels.
Parcel 1 includes 30 single-family residential lots on approximately 45 acres. These lots are 10,000 square feet or larger and will have semi-custom homes.
This parcel also includes the emergency vehicle access between Adero Canyon and the developed Hidden Hills subdivision in Scottsdale.
There is also a bike trail extension of about half a mile that will connect Hidden Hills to Eagle Ridge Drive.
The parcel will also include access to Scottsdale Mountain Estates, an approved subdivision that has not been built due to lack of access.
The final plat for Adero Canyon Parcel 7 is a 30-acre subdivision with 31 semi-custom single-family home lots.
Toll Brothers is the selected home builder for the semi-custom housing in Adero Canyon.
The council voted unanimously 6-0 on each of the five plat requests. Councilwoman Cassie Hansen excused herself from the discussion and vote as she is an employee of MCO Properties.
