We live in Cordabella at CopperWynd and are against the Town Council approving the Adero Canyon plan as proposed by MCO. The overall density of Adero Canyon would increase from 171 dwellings to 343. I’d like MCO to please answer the following questions:
1. Why won’t you agree to retain the existing Phase 2 Adero Canyon plan long term? Do you expect that if the housing market continues to be weak, you’ll be back for another density increase for Phase 2 to 500 dwellings or more?
2. I frequently see drivers speeding well above the 35 MPH speed limit on Eagle Ridge Drive.

1. Why won’t you agree to retain the existing Phase 2 Adero Canyon plan long term? Do you expect that if the housing market continues to be weak, you’ll be back for another density increase for Phase 2 to 500 dwellings or more?
2. I frequently see drivers speeding well above the 35 MPH speed limit on Eagle Ridge Drive.
I will therefore see even more speeders going in both directions with the increase of dwellings in Adero Canyon. What is MCO’s plan to curb the speeding problem that will certainly occur? Either having physical changes installed such as speed humps on Eagle Ridge Drive above the upper entrances to Cordabella at CopperWynd or having the road heavily patrolled by law enforcement will be required. If such steps aren’t taken, it will only be a matter of time before a serious accident occurs along Eagle Ridge Drive.
3. Some argue that Cordabella’s property values will increase when Adero Canyon is built. Do you agree with that? Why? If yes, by when? Also, if yes, how can that be true with a doubling (or more) of the number of dwellings in Adero Canyon? While construction vehicles go up and down Eagle Ridge Drive, what happens to Cordabella’s property values until the timing you mentioned is reached?
4. The original Adero Canyon project included the erection of a stop light at the corner of Palisades Blvd and Eagle Ridge Drive. Will that stop light be installed as the construction of Phase 1 site work comes to a completion? If not, when will it be installed?
