CopperWynd expansion on the P&Z agenda

The Planning and Zoning Commission will consider a request from the CopperWynd Resort this week that will amend the zoning on its property to overlay a PAD, or Planned Area Development.

Developers commonly use a PAD zoning to address zoning issues that might require extensive amendments or variances. Usually these are items related to special use activities, building height, setbacks or density.

The PAD will set the stage for CopperWynd to proceed with a major expansion of its property by adding about 270 resort hotel rooms and a conference center.

The Planning and Zoning Commission will consider a request from the CopperWynd Resort this week that will amend the zoning on its property to overlay a PAD, or Planned Area Development.

Developers commonly use a PAD zoning to address zoning issues that might require extensive amendments or variances. Usually these are items related to special use activities, building height, setbacks or density.

The PAD will set the stage for CopperWynd to proceed with a major expansion of its property by adding about 270 resort hotel rooms and a conference center.

The proposal would change the zoning for the CopperWynd site from R-5 PUD to the CopperWynd PAD.

The commission will make a recommendation the council related to the zoning change. The council is also considering a development agreement with the owner to cover the proposed expansion.

The commission will also be reviewing a proposed Zoning Ordinance change that would allow residential use by right on the second story or above within the commercial Downtown Entertainment Overlay District.

The commission will also consider a request for a special use permit to allow custom solar golf car assembly in a commercial building on Saguaro Boulevard at Rand Drive.

An additional item on the planning agenda is consideration of a special use permit allowing a residential use on the second floor of a commercial structure in the 16000 block of E. El Pueblo Boulevard.

The commission meets Thursday, March 9, at 6:30 p.m. in council chambers at Town Hall. Each of these items has a public hearing, and the meeting is open to the public.
