Council approves condo plan

Council approves condo plan

Town Council voted unanimously Dec. 4 to approve cut and fill waivers requested for a proposed condominium project at FireRock Country Club.

Toll Brothers Construction has submitted a plan for a 14.6-acre hillside site within the gated country club community.

The site is off Firerock Country Club Drive across from the clubhouse south of Shea Boulevard.

The Toll Brothers plan includes 64 condominium units comprised of 32 duplex structures. There are varying designs and elevations to be combined in the layout.

There were requests for four waivers covering a total of approximately two and one quarter acres.

This amounts to about 15 percent of the total project site. The developer said all four waivers in excess of 10 feet are required for roadway, driveway and emergency access grading requirements.

The Toll Brothers proposal replaces an earlier plan for the site that called for 80 condominium units. It was also specifically noted that the new plan has a significantly lower profile units allowing for more open view corridors.

The previous developer originally brought the plan forward prior to the recession, but made several requests for an extension on its concept plan approval due to the poor economy.

The new plan also reduces the number of cut and fill requests from the earlier application.

There are a number of engineering and technical stipulations attached to the commission recommendation.

Councilwoman Cassie Hansen said she appreciated the effort to reduce the density of the project and provide more open space.

Councilman Dennis Brown also had praise for the developer.

“I want to thank Toll Brothers for hopefully investing in our town,” Brown said. “Wherever I see a project of theirs it is clean, well built, high end with attractive architecture and a fresh look.”

Toll Brothers is a nationwide luxury home builder. The company has plans to work in conjunction with MCO Properties for new homes in the Adero Canyon subdivision, also a Fountain Hills project.

Swaback Partners of Scottsdale is the land planning and design consultant for the condo project.
