Fountain Hills Planning and Zoning recommends denial of permits

For residential use on commercially zoned property

The Fountain Hills Planning and Zoning Commission unanimously voted to recommend the town council deny two separate applications for special use permits to allow residential development within a commercial zoning district.

The consensus was that the proposed plans simply do not fit in the commercial parcel east of Fountain Hills Boulevard between El Pueblo and Glenbrook boulevards.

The applicant, Wilson Ejim of Design Group in Surprise is proposing a dozen multi-family units in four buildings, each on a 1,250 square-foot lot. That plan is to designate the units for residents 55 and older. The largest of the units are on the second floor with only staircase access. The builder is proposing to provide various services for the older tenants through a concierge.
