Fountain Hills Planning & Zoning delays vote on proposed mixed-use development

Returning for review in May

The Fountain Hills Planning and Zoning Commission unanimously voted to postpone a special use permit request for a proposed mixed-use development along Sagauro Boulevard and Parkview Avenue during its meeting on Monday, April 13.

All on the commission expressed concerns over the lack of available commercial space, parking and garage access. The commission did, however, vote to carry the proposed development back for review with reworked details in May.

The proposed 6,000 square foot three-story, mixed-use development would house six residential units with a first floor commercial space available. Each unit would be between 1,300 and 1,400 square feet on floors two and three, said Town Senior Planner Farhad Tavassoli and include a private two-car garage with access along Tract 208. He also noted a provision in the zoning ordinance which requires a 30-foot setback between property line fronting a street and any parking space. From measurements of the conceptual design, there is only 10 feet.
