Fountain Hills Town Council grants permit extension

Special use for residential units in commercial zoning

The Fountain Hills Town Council has approved an extension of a special use permit for a developer working to build up to seven attached residential units within a common commercial zoned area at the north end of town.

The special use permit was granted in September 2023, and one extension was granted in August 2024 to Jan. 20, 2025. The developer, John Gurczak, has been unable to complete the plans needed for the building permit application.

Development Services Director John Wesley said Gurczak has made progress with the site plan, and it is expected to be resubmitted soon. Wesley said the developer has reported delays getting the civil work completed related to a lot combination and preparing the plans for paving an adjacent alley.
