In 2009, Fountain Hills residents approved the Swaback/Vision Plan (two-story mixed-use buildings) for downtown as a blueprint for future development. The proposed Shea Park Place project is in direct conflict with this plan.

The Avenue of the Fountains and Saguaro Boulevard is Fountain Hills’ “100 percent corner.” Whatever is built there speaks volumes to the image, character and enjoyment of our town.

This is a huge deal, people. We appreciate that Shea is interested in developing our downtown; however, there are rules/regulations to be followed.

In 2009, Fountain Hills residents approved the Swaback/Vision Plan (two-story mixed-use buildings) for downtown as a blueprint for future development. The proposed Shea Park Place project is in direct conflict with this plan.

The Avenue of the Fountains and Saguaro Boulevard is Fountain Hills’ “100 percent corner.” Whatever is built there speaks volumes to the image, character and enjoyment of our town.

On May 26, P&Z reviewed Shea’s plan amendment request to increase density from 28 dwelling units/acre to 50 (originally 12, raised to 28 specifically/only for Shea’s Morningstar project in 2015) with a maximum 465 units. The increase from 28 to 50 is 78.5 percent, 12 to 50 is 315 percent! Thus, building heights of up to 58 feet are planned.

The facades shown at the P&Z meeting are unsuitable for Fountain Hills (too repetitious, modern, boxy, modular). These 14 buildings (4) three-stories, (10) four-stories would run the length of the south side of the Avenue from Town Hall to Saguaro Boulevard. “Market Street” at DC Ranch in Scottsdale (a “Swaback” plan) would be more suitable. Food and drink establishments are missing from the proposal for proper balance on that side of the Avenue.

Once this project goes in it will be there forever. To not follow the Vision Plan that was specifically drawn up for downtown wastes the efforts, money and time that others put forth, and impacts residents whose quality of life must be considered first and foremost.

Why bother having P&Z regulations if they are to be changed at will? We are about to lose the ‘charm’ of what makes Fountain Hills special. The council votes on this on June 16. Speak up!
