The proposed rezoning of Adero Canyon by MCO is totally inappropriate for so many reasons. MCO and the Town of Fountain Hills agreed in 2001 to build 171 large lot custom homes in Adero Canyon. Now MCO has asked to add a 120-unit condo/hotel, 44 townhouses and 61 semi-custom homes, effectively doubling the density in the pristine canyon.
The resulting increase in noise and traffic will be incredibly disruptive to the neighborhoods along Eagle Ridge Drive. The homes along this street were never designed for this level of traffic. They are simply too close to the street. Many homes are 30 feet or less from the roadbed.

Like most Arizona homes, ours were designed with outdoor living areas in the backyard including pools, patios, firepits and barbeque grills. The additional traffic and noise will be incredibly disruptive to our enjoyment of our outdoor living rooms and our homes.
The original plans for 171 large lots in the development make sense and will provide a fair return for the developer. More importantly, they are consistent with the written representations of MCO and the Town of Fountain Hills dating back to 2001 and affirmed by the town’s general plan in 2004 and 2010.
