Local hospital: P&Z to consider rezoning

The Planning and Zoning Commission is reviewing a request this week that could bring a hospital facility to Fountain Hills.

The commission will meet Thursday, May 9, and on the agenda is a request for a zoning change for the 5.74-acre parcel at the corner of Saguaro Boulevard and Trevino Drive. This site has previously been proposed for two different plans for an assisted living facility.

The application is to change the zoning on the property from C-1, neighborhood commercial and professional zoning, to C-2, the intermediate commercial zoning district.

Staff report information includes a description of the proposed Fountain Hills Medical Center.

The plan is for a physician-owned specialty internal medicine hospital and primary care clinic. It is designed to be developed in three phases.

Phase I is proposed for approximately 12,500 square feet in a single-story building. It would include an emergency room, imaging center with CT, X-ray and Ultrasound, laboratory, pharmacy and an unspecified number of inpatient beds.

A primary care clinic would be staffed by a physician and/or nurse practitioner.

Phase II is proposed to include operating rooms with size and number to be determined.

Phase III is to include additional diagnostic medical services.

The center is planned to be a 24-hour facility.

The initial phase would be constructed toward the southeast portion of the property with access from Trevino Drive. The additional phases are planned for farther west on the site.

The commission will hold a public hearing in conjunction with its discussion. The meeting begins at 6 p.m. in council chambers at Town Hall and is open to the public.

The Town Council is scheduled to hold a hearing and consider the commission recommendation on the zoning change at its regular session on Tuesday, June 4.
