Overlay zoning for Fountain Hills downtown presented to P&Z

Update to existing overlay plan

The Fountain Hills Planning and Zoning Commission got a look at what staff is proposing for a Zoning Ordinance amendment for overlay zoning in the downtown area at its regular meeting Jan. 13.

Development Services Director John Wesley told the commission this is a first step toward implementation of a Downtown Strategy approved by the town council late last summer. The proposal replaces the two existing overlays that include a planned shopping plaza and an entertainment district.

The new plan presented to the commission by Wesley has three districts in the downtown and an adjusted boundary. An Innovation District has been added to the map to encompass the area bounded by Palisades and Saguaro boulevards and La Montana Drive. This area is largely developed with medical services.
