I share a property line with this PAD. I’ve been aware of and okay with its C-1 zoning since I bought my home eight years ago. I did not object to the Hemingway PAD when it was proposed because it basically met the zoning requirements. It was to be a modest, well-designed project that would have minimum detrimental effect on the value of both my property and my neighbors.

I want to object to the Fountain Hills Senior Living Facility PAD proposal.

I share a property line with this PAD. I’ve been aware of and okay with its C-1 zoning since I bought my home eight years ago. I did not object to the Hemingway PAD when it was proposed because it basically met the zoning requirements. It was to be a modest, well-designed project that would have minimum detrimental effect on the value of both my property and my neighbors.

Now comes this project. It is not modest (for inanimate things, modest is defined as small). It will be detrimental to me. Aren’t waivers needed for not being modest? The ordinance calls for a minimum 8-foot-tall masonry wall at my shared property line. The developer asks for 10 feet and I agree. Staff recommends a maximum of six feet. Why?

This project is not consistent with the Town Plan, as the staff has pointed out. This project is not recognizable under the original Hemingway PAD. We, as neighbors, listened and discussed Hemingway and were led to believe the project was residential style, one-story buildings to be built within three years for retirement, focused, multi-family uses.

On May 21, 2015 we understood, “If the applicant does not construct the project proposed or sells the property, the PAD and additional waivers become void and reverted back to C-1.”
