The immediate justification for the proposed 20 percent increase in property tax is street maintenance. The town can accommodate that, along with the annual $36 environmental fee, with a much smaller increase.
The remaining justifications cited in the proposed plan are to cover possible needs over a ten-year period, pension increases, maybe a third fire station and future facility replacement. No one can make accurate projections that far in advance.
Will stock market returns diminish the pension assessments? How soon will Adero Canyon be built out? If the street maintenance fund is doubled, the near-term tax needs can be met with a tax increase of half the proposed plan.

I urge you to vote no and let’s see if the town council can come back with a more modest tax increase based on a five-year plan.
