Let’s sort things out a bit. First and foremost, Fountain Hills town lot owners are owed fiduciary responsibility.
A) Park Place developer gets an additional 150 dwelling units above that of Swaback Criterion of 28 units per acre for a total of 404 dwelling units. Certainly not a “minor” change, as Council has touted. That 150 more dwelling units equates to about $1.8 million dollars per year income to the developer in perpetuity. Such a deal!

B) Developer has insufficient on-site parking spaces. So now developer gets free parking on Avenue of the Fountains and perhaps overspill into Saguaro Blvd.
C) Since the environmental tax/fee is charged to lots, Park Place dwellers get a free ride insofar as tax/fee.
D) Fountain Hills lot owners paid $8.2 million dollars for reconstruction of Saguaro Blvd., so developer picks up that benefit at no cost.
E) Likewise, at no cost to developer, it gets over $1 million dollars in benefit to make over island of Avenue of the Fountains. More shrewd bargaining.
So what do lot owners get beside increased traffic? Maybe MCSO deputies can issue parking tickets to those dwellers over parking on Saguaro? One must admit it is something, yes right…Chump change!
Otherwise and if not: “Ineptness” they mother is named “dumb,” and thy father named “insincere.”
Oh well. I’ve heard all this before, on and on and on and yawning.
