Rodgers reports that a field check the week of Oct. 20-25 showed there were 107 signs on display. Only 30 had permits issued and there was one or more violations of the ordinance involved with 86 of the signs, leaving 80 percent in violation.

The Planning and Zoning Commission will conduct a public hearing and consider a recommendation regarding the extension of the sunset date for A-frame and banner signs in Fountain Hills.

Senior Planner Bob Rodgers said this has become an almost annual review process, as every year since 2009 the Town Council has considered and extended the expiration date for the rules that allow such signs.

Rodgers reports that a field check the week of Oct. 20-25 showed there were 107 signs on display. Only 30 had permits issued and there was one or more violations of the ordinance involved with 86 of the signs, leaving 80 percent in violation.

This is the largest number of signs found on the street since 2009, with violations running a similar percentage to past years.

Banners are better with 28 on display and violations related to 11 of those for a 61 percent compliance rate.

The continuing violations would generally mean staff would recommend to not grant an extension of the deadline.

“Poor economic climate in recent years, such a decision could have additional unintended consequences,” Rodgers said.

He is therefore recommending the extension to Dec. 31, 2015.

The commission will also review a concept plan and cut and fill waivers for a proposed condominium complex within the FireRock Country Club area.

Toll Brothers AZ Construction is the applicant and is proposing 64 condominium units within 32 duplex buildings on a hillside parcel of approximately 14.63 acres across FireRock Country Club Drive from the clubhouse.

This parcel was previously planned by another developer for 80 condominium units.

The Planning and Zoning Commission will be meeting for the first time with one new recently appointed member, Jeremy Strohan. The commission will also be scheduled to consider appointment of a chairman and vice chairman for the next year.

The commission meets Thursday, Nov. 13, at 6:30 p.m. in council chambers at Town Hall. The meeting is open to the public.
