A concept plan for the proposed Americana development along Avenue of the Fountains and Westby Drive will be on the agenda for the Planning and Zoning Commission on Thursday, July 14.
Americana Development and Building Co., LLC is planning a retirement-style village for the 12.24-acre site that extends from La Montana Drive along the Avenue, then north along Westby to Palisades Boulevard.
The proposal calls for a three phase project beginning with a four-story, 132-unit independent senior living apartment building.
Phase 1 also includes a single-story, 19,000 square-foot community clubhouse including offices, theater, restaurant/bar, gym, pool/spa and multi-purpose room.
A community park doubling as a storm water detention basin is planned along with a garden, walking paths, dog park, putting/chipping greens and bocce courts.
The second phase of construction will include a two-story 80,000 square-foot assisted living facility with 60 apartment units and 52 memory care/physical rehabilitation beds.
Phase 3 A is a 12,000 square-foot single story commercial retail building at La Montana and Avenue of the Fountains.
Phase 3 B is a two-story commercial professional or medical office building. This is a 30,000 square-foot structure.
This project also will have a development agreement to be considered by the Town Council along with a special use permit for residential use in a C-2 zoning district, and a cut waiver to be considered by the council to accommodate construction into sloping terrain.
The council will consider the plan at its Thursday, Aug. 18 meeting.
Also this week the commission will hear a request for a zoning amendment and concept plan for a storage center at Desert Vista and Tioga Drive.
The 2-acre site will need to be rezoned from C-1 to C-3 to accommodate the proposed use.
The plan calls for 86 storage units and a rental office. The plan proposes vehicle and RV storage at the site.
The location is a former medical facility and the plan calls for using an existing building on the site.
The commission meets on Thursday, July 14, at 6:30 p.m. in council chambers at Town Hall. The meeting is open to the public.
