Senior facility

There is another proposed senior living facility to be located at the busy intersection of Shea, Saguaro and Trevino.

Having done some additional research on the proposed facility and others currently located in Fountain Hills, we question whether or not our community can support another senior living facility knowing that we already have two larger senior facilities plus six smaller facilities. Is there a possibility that adding a large new facility will cause all of them to go down?

There is another proposed senior living facility to be located at the busy intersection of Shea, Saguaro and Trevino.

Having done some additional research on the proposed facility and others currently located in Fountain Hills, we question whether or not our community can support another senior living facility knowing that we already have two larger senior facilities plus six smaller facilities. Is there a possibility that adding a large new facility will cause all of them to go down?

Please note the following concerns, based on the research (Vision LTC) on demographics for local facilities, both local and proposed.

Allocating competitive beds in feasibility studies, all facilities are located within a five-mile radius.

Proposed new senior living facility: 130 beds. Fountain View: 250 beds, 201 occupied. MorningStar: 90 rooms, 65 occupied.

These facilities need a 65 percent occupancy to be successful.

The 2016 census information for Fountain Hills: Population, 22,489; 75-84 years, 1,080; 85-89, 819. Suburban statistics info: 75-79 years, 515; 80-84 years, 334.

Based on this research of current facilities and population, the viability of the senior living facilities who have already invested in our town should concern all of us. At this time, is there already an oversupply of senior housing markets in the community?
