Since significant water intrusion issues were discovered during a remodel project at the Fountain Hills Community Center two years ago, there has been an ongoing effort to remediate the problems.

The Town Council approved another project at its Sept. 19 session that is in conjunction with efforts to level an outdoor patio slab on the west side.

A poorly sloped patio outside the John O’Flynn Senior Activity Room was allowing water runoff to flow into the interior of the building causing damage. Over the past summer the concrete patio slab was removed and reconstructed to slope properly.

Since significant water intrusion issues were discovered during a remodel project at the Fountain Hills Community Center two years ago, there has been an ongoing effort to remediate the problems.

The Town Council approved another project at its Sept. 19 session that is in conjunction with efforts to level an outdoor patio slab on the west side.

A poorly sloped patio outside the John O’Flynn Senior Activity Room was allowing water runoff to flow into the interior of the building causing damage. Over the past summer the concrete patio slab was removed and reconstructed to slope properly.

The next step is to enclose an area offset like an alcove under the roof. This area will be used for storage with exterior access.

The contract for the project was awarded to Civil Elite Construction at $102,143 with a 15% owner’s allowance bringing the total to $117,464. The town received four bids for the project with Civil Elite considered the lowest responsible bid for the work. GCON had a bid of $86,497, however staff considered that bid incomplete and not in compliance with the specifications outlined in the request for proposals, according to Public Works Director Justin Weldy.

Since the water issues were discovered during building renovations in the summer of 2021, the town has undertaken ongoing projects to address the concerns. The council was provided an update on projects by Weldy in his report last week.

Air samples have been taken and evaluated by an industrial hygienist to check for microbial contamination, and remediation is completed.

Wet seal repairs were made on all glass store front windows and doors in the building with no new leaks detected, but further testing is expected.

The HVAC system for the building was tested and audited.

All known leaking roof drainpipe couplings were repaired by staff or a plumbing contractor.

The sewer pipe in the building has been relined to address concerns related to slab leaks – no leaks were found.

Gensler Architecture has been working on design aspects of potential long-term repair needs.

Operations for the Community Center have been mostly uninterrupted during the repair efforts.
