It is incredible to me that over 10 years ago Fountain Hills spent millions to purchase land from MCO Properties and still does not have public access to that land.
I assume MCO is doing everything by the letter of the law and within the terms of the land purchase agreement. I also know plans changed in reaction to the economy. Having said that, it is still incredible that after 10 years MCO has not found a way to work with the town and provide access to the land.
In my opinion MCO acted in an uncooperative and morally questionable way.

I would recommend the town treat MCO as being untrustworthy until public access to the land is provided. I would encourage Fountain Hills to show zero flexibility to MCO regarding Adero Canyon or any other request until the access issue is resolved.
I think it is ludicrous to even discuss any revisions to any part of the Adero Canyon land unless acceptable access is granted as part of that revision.
