The Planning and Zoning Commission has endorsed a request for a special use permit to allow custom solar golf car assembly at a commercial building at Saguaro Boulevard at Rand Drive.

Light assembly of equipment or storage is allowed in the C-2 zoning district with a special use permit. S-NAP Golf Cars is making the request with a plan to convert existing golf cars to solar with sales.

The special use is limited to no more than 50 percent of the enclosed building space, and no hazardous materials are permitted in the assembly operations.

The Planning and Zoning Commission has endorsed a request for a special use permit to allow custom solar golf car assembly at a commercial building at Saguaro Boulevard at Rand Drive.

Light assembly of equipment or storage is allowed in the C-2 zoning district with a special use permit. S-NAP Golf Cars is making the request with a plan to convert existing golf cars to solar with sales.

The special use is limited to no more than 50 percent of the enclosed building space, and no hazardous materials are permitted in the assembly operations.

Staff has outlined nine stipulations for the conditions of the permit. Those include no occupancy of the building until the process is complete, an engineered site plan to include interior, parking, storage and delivery; agreement than no hazardous materials are to be used; review and compliance with comments of the fire marshal; compliance with a review by building official; compliance with a review by the Sanitary District; and application for a certificate of occupancy within 60 days of council approval.

The commission also voted to recommend approval of a special use permit for single-family residential use on the second floor of a commercial at 16810 E. El Pueblo Boulevard.

A Zoning Ordinance amendment that will allow, by right, residential use on the second floor or above in the Downtown Entertainment Overlay District was also supported by the commission.

The overlay district is an area roughly bounded by Palisades Boulevard on the north, Saguaro Boulevard on the ease, Avenue of the Fountains to the south and La Montana on the west. It also includes a small currently undeveloped parcel west of La Montana at Avenue of the Fountains.

The commission voted 7-0 to recommend approval by the council on all three of these items. None are immediately scheduled before the council.
